Park Policies

Application Information: All potential residents must complete a Rental Application. A minimum $450 deposit with proof of at least $2400 per month pre-tax income will be required. Additionally, each household member 18 years of age and older must submit to a background check and pay a non-refundable fee of $30 for the cost of the background check.

Utilities: All costs for electricity, water, phone, internet, cable, and dish/satellite are the responsibility of the resident. The following companies provide services to the park residents:  SWEPCO – electricity; Macedonia-Eylau Water Company – water; CableOne - internet, cable, and phone; Windstream – internet and phone; and Dish Network  - dish/satellite. PLEASE NOTE:  The electricity and water must be turned on by the resident at least 2 business days prior to the scheduled move-in date.

Maximum occupancy: The maximum number of persons allowed to reside in a home is based on and limited to no more than 2 persons per bedroom.

Rent: Rent is due in full in the park’s management office by the 1st day of each month and is payable by check or money order only; no cash will be accepted. If payment is received after the 5th day of the month, a $50 late charge will be incurred on the 6th day plus $5 for each and every day after the 15th day of the month until the rent is paid in full.

Pets: Except for other customary household pets that remain indoors (e.g., birds, hamsters), only cats and dogs are permitted to reside in the park and must remain inside the resident’s home at all times except when under the resident’s control on a short leash or in a fenced area erected by and at the expense of the resident upon prior approval of management. (If any dog is found unleashed or unfenced on park property, the dog’s owner will be subject to a $25 fine per occurrence.) Under no circumstances are the following dogs allowed in the park: Doberman Pinschers, Pit Bulls, and Rottweilers or any other type of dog deemed by park management to be aggressive in nature.

Swimming Pool: The pool is for residents only and anyone under the age of 18 must be accompanied by an adult. There is no lifeguard on duty so swimming is at your own risk. The pool is open Sunday through Thursday from 10:00 a.m. to 10:00 p.m. and on Fridays and Saturdays from 10:00 a.m. to 12:00 midnight.

Garbage: Residents are responsible for depositing their garbage in the dumpsters located at the end of the streets within the park. No garbage cans, bags, or containers of any sort are allowed outside the individual homes at any time. Offenders of this policy will be subject to a $5 fine per occurrence.

Autos: No more than 2 vehicles per lot are allowed without prior approval from management. Vehicles are to be parked on the pads furnished and never on the lawn for any reason at any time.
